We provide title commitments and lien searches for residential and commercial real estate transactions.
Primarily used for purchase and refinance transactions, a title commitment is an extensive report on a specific parcel of land for at least the previous 60 years. Title commitments insure coverage against defects in the chain of title, fraudulent documents, and clerical errors up to the amount of the policy. The report includes:

- Open mortgages
- Tax information
- Restrictions or agreements that affect the property
- Probate matters
- Eminent domain proceedings

Mostly used for second mortgages or home equity lines of credit, a lien search provides a brief report covering the current titleholders on a specific parcel of land. Lien searches are inexpensive reports and allow for quick turn around time.
We provide basic title and closing procedure training to real estate agents, assistants, and legal secretaries. We provide this training to you at no cost to expand your knowledge and increase your efficiency in the following areas:

We provide training at our Bradley office or any of our other closing locations. We can also come to your office for a special training session, if this is more convenient for you and your staff!
Upon scheduling your closing, you are assigned a closer who will coordinate with all parties to streamline your closing experience. We work closely with all local and nationally recognized lenders. Our technology allows us to receive closing documents electronically, giving our closers the ability to print new documents remotely when last minute changes are a necessity.
We offer construction escrow services are for residential and commercial properties in Kankakee, Iroquois and Will counties. This service includes disbursement payouts, and mechanic lien waiver examinations. Our construction escrow administrator can meet with you to explain the construction payout process. As each construction draw is made, the administrator will be in contact with the borrower, lender, contractor, and sub-contractor(s) to expedite the process. Construction payouts can be picked up at any of our closing locations with prior arrangements.
